| Home Maintenance for the Summer |

Handyman writes, "Starting this month, we will review some basic home maintenance needs that should be completed this summer while both the weather and longer days are an advantage for the homeowner. As a homeowner, I am sure that you know there is much to do in terms of maintaining that beautiful place we call home. These are just some of the things that we recommend during this time of year. Many of the tasks that we will review throughout the course of this process are ones that should be looked at multiple times throughout the year, and where that is the case I will make appropriate comments indicating such. I present them here merely as a reminder for us all."

Check, tighten and adjust fences, gates, and doors. With spring winding through its last leg, we are definitely spending more time outdoors. With that being the case, our outdoor features we use daily see much more use and need our attention to keep them in excellent working order. Common areas that need slight tweaking here and there are fence boards, gates and exterior doors. With the rain and cooler temperatures not as prevalent as was the case just a few weeks ago, we must face the inevitable heat of summer. The longer days of direct sunlight along with the high humidity can wreak havoc on these features. Make sure fence boards are tightened and/or reattached where needed along with stain and appropriate weather sealant. Gates and door hinges need a touch of lubricant and may need tightening to prevent unnecessary wear. Check your doors to make sure that they are water tight and adjust accordingly.
Fill all sinks, drain and check for leaks. As part of the yearly check, the summer is a good time to clear out the unnecessary items beneath your sinks - if you haven’t already done so as part of the spring cleaning program, fill the sinks with water and then check for leaks in the plumbing. Filling the sinks full of water simply allows the plumbing to be loaded at full capacity. It also will help to identify slow draining sinks that may become problems if not addressed in some way.
Change indoor air filters. This should be done on a routine basis using a frequency as instructed by the filter manufacturer which is typically multiple times per year. Depending upon your specific application and needs, a variety of filters can be purchased, whether trying to minimize the effects of outdoor allergens or attempting to cut down on indoor odors, consult with your local filter supplier to find out what best serves your needs and make sure that these are replaced as directed.
